Information for Prospective Renters

GENERAL INSTRUCTIONS FOR RENTAL APPLICATION:

  •  ALL requested information must be provided on this application.  This includes full current address, phone numbers and dates, as well as previous residences, previous and/or current landlord’s names and contact numbers; employers and contact information.  Incomplete applications will not be processed.
  •  Application fee to be returned with completed application:  $35.00 for the first applicant; $25.00 for each additional applicant.  Those individuals age 18 or older who will not be financially responsible for the rent, but will be listed as an “occupant” of the property, will be charged a $15.00 applicationfee for criminal background check.  This fee may be paid by cash, check, or money order (made payable to The Phenix Group).

 DOCUMENTS THAT MUST ACCOMPANY THE APPLICATION:

  •  A copy of a valid driver’s license or state-issued identification for each applicant and occupant age 18 and older.  If    applicant is not a current citizen of the United States, a copy of a Permanent Resident card or Visa must be supplied with the application.
  •  A copy of the Social Security Card for each applicant and occupant age 18 or older.
  •  A copy of each applicant’s most recent payroll stub, showing gross wages for each applicant.
  •  Please include copies of SSI award letters, child support orders, etc., if applicant wishes this income to be a factor in   deciding Income eligibility.

 INCOME REQUIREMENTS
In order to qualify for a rental unit through The Phenix Group, LLC, THE MONTHLY GROSS INCOME OF THE APPLICANT(S) MUST EQUAL AT LEAST THREE (3) TIMES THE UNIT RENT.  Example:  If the unit rents for $500 per month, the applicant(s) must make at least $1500 per month in gross wages (before taxes).  Each applicant must have a FICO (or equivalent) credit score of at least 550, or a satisfactory rental history of at least two years, in order to be considered for a rental unit. 

 PET POLICY: 
Pets are considered on a property by property basis, based on the owner’s request.  For approved pets, there is an additional non-refundable fee of $200 per pet.  We do not allow Staffordshire Terrier (pit bulls), Chow, Doberman, Rottweiler, or German Shepherd dogs, or any mixes thereof, unless they are certified companion or service animals.

 APPLICATION PROCESS: 
Once a completed application, all necessary documentation, and appropriate application fees have been received, The Phenix Group will run credit history, criminal/background check, and income verification.  We will also request rental references from any previous landlords listed on the application.  If all rental criteria is satisfactorily met, then The Phenix Group will notify the applicant and schedule a lease signing appointment.  The lease signing takes approximately 30 minutes to complete.  All applicants must be present to sign the rental contract.  At the lease signing, the first full month’s rent, security deposit equal to one month’s rent, and any pet deposits are due in the form of certified funds or money orders (made payable to The Phenix Group).  Security/pet deposits should be paid separately from rent, as they are deposited into two separate trust accounts. 

 Please allow 2-3 business days to process the application.  Applicants will be notified of our decision either by phone (to the number listed on the application), or by U.S, mail, or via email to those listed on the application.
